Prior to the conclusion of a property purchase and sale deed before the Notary, but also in the case of donations, split or transfers of ownerships (also subject to a notarized deed), it is required by law that the Notary assesses the compliance of the actual state of the property with the cadastral data: it often happens that changes have been made to the original layout and distribution of the internal areas of a property without prior application for permission, nor having updated the cadastral data.
To avoid cancellation of a purchase & sale, of a donation, split or transfer of a property, it is necessary to apply for a cadastral conformity, in order to identify any major discrepancy (e.g. changes in the arrangement and number of rooms, placement of doors and windows, walls’ demolition, merging of two or more rooms, etc...) or even unauthorized changes.

Urban planning compliance certificate
TCL Friends Advisory Real Estate Team evaluates the compliance of the whole documentation required to obtain the urban planning certificate: deed of provenance, building permits and authorizations issued by the municipality, building plan, cadastral plan and historical cadastral survey. All collected documents will be analysed by the appointed expert technician (surveyor, architect, or engineer) who will subsequently drew up the final document that will be further verified and approved by the Notary at the time of the sale.

Energy Performance Certificate - APE
TCL Friends Advisory is the perfect support if you need an Energy Performance Certificate for your property in Italy: one of our licensed professional certifiers will carry out the inspection of the property and will give you a copy of the APE (Energy Performance Certificate).
The APE certificate assesses the energy efficiency of residential and commercial properties by reporting clear and straightforward information such as: overall energy performance in terms of total energy and non-renewable energy, energy quality of the property (thermal performance and transmittance), reference values such as minimum efficiency requirements, carbon dioxide emissions, annual amount of energy consumed per carrier, and list of energy services with their efficiencies. Besides identifying the annual energy consumption , the certificate also assigns an energy class (A4 to G) determined by the overall non-renewable energy performance index and provides recommendations for efficiency upgrades, suggesting the most significant and cost-effective restructuring.
